Fees
Landlord and tenant fees
In accordance with the Tenant Fees Act 2019 and the requirements of our redress scheme and client money protection provider, the following fees apply to lettings instructions handled by Williams London. All figures are inclusive of VAT at the prevailing rate.
Landlord fees
- Letting only
- 10% of the first year's rentInclusive of VAT. Minimum fee £1,800 inc. VAT.
- Let and rent collection
- 12% of the rent receivedInclusive of VAT. Charged monthly on collected rent.
- Full management
- 15% of the rent receivedInclusive of VAT. Charged monthly on collected rent.
- Tenancy renewal
- 8% of the renewed termInclusive of VAT, charged on extension or renewal of the tenancy.
- Inventory and check-in / check-out
- At costCharged at the supplier's prevailing rate, dependent on property size.
- Energy Performance Certificate (EPC)
- From £120 inc. VATWhere one is required and not already in place.
Tenant fees
- Holding deposit
- One week's rentRefundable against the first month's rent, subject to the Tenant Fees Act 2019.
- Security deposit (annual rent under £50,000)
- Five weeks' rent
- Security deposit (annual rent £50,000 or more)
- Six weeks' rent
- Changes to the tenancy (at the tenant's request)
- £50 inc. VATOr reasonable costs incurred, whichever is greater.
- Early termination (at the tenant's request)
- Landlord's costsCapped at the rent that would have been due to the end of the term, plus reasonable re-letting costs.
- Late rent
- Interest at 3% above Bank of England base rateCharged from the date payment is overdue until paid.
- Lost key or security device
- Reasonable costsEvidenced by receipts and limited to the actual cost incurred.
