Why Some of the Best Houses Never Reach the Portals

There is a common assumption that every property eventually finds its way onto a portal.

In reality, some of the most sought-after houses in Notting Hill never do.

This is not a new phenomenon. Long before property portals became the dominant way to search, homes changed hands through conversations, introductions and trusted relationships. In many parts of Prime Central London, that has never really disappeared.

The best houses have often found buyers long before a photographer arrives.

What has changed is the way buyers and sellers think about it.

Over the past decade, the default route to market has become increasingly standardised. A property is photographed, listed online and exposed to the widest possible audience. For many homes, that remains the right approach and often produces the strongest result.

Yet there are circumstances where discretion offers its own advantages.

A family may be considering a move but not be ready for neighbours to know. An owner may wish to test pricing before committing to a full launch. Equally, a buyer may have spent months searching a particular street and be prepared to act immediately if the right opportunity appears.

In those situations, relationships become more valuable than reach.

The private market is often misunderstood as something reserved for exceptional houses or international buyers. More often, it is simply the product of local knowledge. Knowing who has been searching for a garden flat. Knowing which family has quietly outgrown their house. Knowing which landlord might consider selling if approached correctly.

The best off-market transactions are not secretive. They are simply efficient. Both parties arrive informed, motivated and without the noise that can accompany a public launch.

Of course, many properties benefit enormously from being openly marketed. Competitive bidding remains one of the most effective ways of maximising value.

But property has always been a people business.

The most successful transactions often begin with a conversation rather than a listing.

That is particularly true in neighbourhoods such as Notting Hill, where relationships remain one of the market's most valuable currencies.

For that reason, some of the most considered property transactions in London continue to take place away from the portals.

Not because they have to.

But because, occasionally, the right buyer is already known.
